Our Association Division is comprised of property managers, accounting staff, an office coordinator, janitorial services coordinator and administrative support. Together, they provide the very best property management services for associations on Pleasure Island and Perdido Key. From assisting Boards of Directors with financial management and disaster planning to negotiating contracts and refining operational procedures, Meyer enhances the value of your investment and makes ownership a pleasure.

Community Association Services

Meyer's Community Association Division provides the best property management services in the area.

Administrative Services

The Association Department Manager advises staff on the following Association issues:

  • Industry trends
  • Support programs

The Portfolio Manager assigned to the property

  • Works closely with the Board of Directors
  • Inspects property on a regular basis
  • Maintains Association key inventory for owners and vendors
  • Oversees contractors and vendors to ensure work is completed consistent with contract requirements
  • Attends Board, Annual, and Special Meetings
  • Obtains bids on work approved by the Board of Directors
  • Arranges security services as required by the Board of Directors
  • Provide 24-hour on-call service
  • Contacts vendors in emergency situations
  • Makes recommendations for repairs and capitol improvements
  • Assists Association with insurance matters Assists in developing the annual budget

The Administrative Support Team

  • Maintains records and documents of managed Associations
  • Maintains governing documents Maintains clerical and unit owner files
  • Maintain a current owners' information database
  • Prepares and coordinates mailings, meeting notices, etc.
  • Answer mortgage questionnaires and dues requests for title companies

The Accounting Team provides the following services

  • Posting and billing of monthly Association dues
  • Posting and billing of monthly expenditures
  • Reconciling bank accounts
  • Generating monthly financial statements, including: Balance sheet Income statement, Cash analysis, Aged accounts receivable, General ledger detail
  • Ensure invoice approval before payment (over $500.00 Board approval required)
  • Two signatures required on all checks
  • CPA firm assistance on annual audit and tax returns Assist in collecting delinquent accounts

  • Design and maintain personalized Web site for each association
